The project site is located within the City of Paso Robles, County of San Luis Obispo. The site overlooks the entire city and offers 360-degree views. The site is approximately 52-acres, of which 16 are being developed. Seventy-two homes will be built on the 16 acres. The remaining acreage will be deeded to the City of Paso Robles, and preserved as permanent open space. The site is a prominent plateau, located adjacent to the newest shopping center in town containing Wal-Mart and Staples, and accessed off South River Road, just south of the Niblick Road intersection. All streets are public and there is no homeowner's association. There is an eleven space RV parking area which will be managed by a committee of homeowners. All buyers will receive an ownership interest in this lot on their grant deed.
Three floorplans are proposed, ranging from approximately 1440 square feet to 1985 square feet. Two floorplans are one-story and the third plan is two-story. The project mix will be approximately 20% Plan 1, 40% Plan 2 and 40% Plan 3. Construction is Type V, slab on grade. The award winning design firm of William Hezmahalch Architects, Irvine, California, have designed the homes to appeal to an active, mature buyer, providing ground floor bedroom options in all plans. The Plan 3 is designed as a traditional family-style home, with bedrooms upstairs, however, through an innovative floorplan alternative, the buyer can chose an optional downstairs bedroom.
Homes will be constructed using standard frame and stucco. Standard roofs will be architectural grade composition shingles and lightweight concrete tile will be offered as an upgrade. Front yard landscaping and side-yard fencing will be included and buyers will be able to chose from several designs for rear yard landscaping and trellis' as an upgrade. The interior specifications will include 9-foot ceiling plates, rocker-style light switches, radius wall corners, ceramic tile counter tops, oak or maple custom cabinetry and Whirlpool drop in cook top and separate double oven. All appliances will be gas,
and central air conditioning is standard. Garages are drywalled, with automatic roll-up garage doors. Driveways and walkways are concrete.
